Housing Regulations

 

 

1.Who can be our tenants?
- Single rooms can only be used by one -1- person.
- Studio apartments are meant for single students.
- Apartments are meant for couples without children.
- Family apartments are meant for couples or singles with children.

 

2.How relate to the fire instruction?
As a tenant you are obliged to read and understand the residence fire instruction. It is also to be found in the room/apartment. Dismounting of the fire detectors or other sabotage to the fire alarm system, will incur a cost to you (see pricelist II). In serious cases this can result in a termination of your tenancy agreement. If a fire occurs as a result of intended action or negligent behaviour from the tenant, the tenant is liable for compensation.

 

3.At any given time SiT needs to know who resides at SiT, and where.
For safety reasons SiT Bolig is obligated to know who are our tenants - at all times. As a tenant you do not have the right to pass on your room/apartment to anyone when you move out. Infractions against this regulation will result in the immediate termination of all involved tenants. If a room becomes available in your unit, you and the other residents may recommend another student as the next tenant. Recommended applicants will be prioritised ahead of the waiting list. All tenants in the unit must consent to the recommendation.

 

4.Use of computer network.
Without the explicit permission of NTNU, all commercial exploitation of the network is prohibited. NTNUs internet and communication technology organisation (ITEA) has the authority to sanction against violations to their internet regulations. Said violations will result in a warning for the first infraction, 1 month downtime for the second infraction, 3 months for the third, and a permanent ban from the network for the fourth infraction. We recommend you not to use wireless connection. Remember that you also have the responsibility if you give other users wireless access.

 

5.Overnight guests?
With the permission of your kitchen neighbours

you can have overnight guests in your room for up to one week. You must be present during the stay.

 

 

6.Can I hang things from the walls?
The hanging of pictures and such on walls can only be done on the picture hanging board where such is available. Putting nails in the wall is forbidden.

 

7.Ventilation system.
Vents and ventilators must be open to ensure necessary ventilation in the residence. This will prevent eventual moisture damage.  Please do not dry laundry in the room/apartment, this causes moist and mould. Use the tumble dryer in the laundry.

 

8.Furniture and other changes.
You are not allowed to remove or change furniture, nor make any changes to the residence permanent fixtures without the explicit permission from SiT Bolig. This includes painting.

 

9.Pets in the residence?
It is not allowed to keep pets in the student housing.

 

10.Parking.
Parking is only allowed at marked places and under own responsibility. Cars without identification will be removed without further notice. Cars parked by public roads are subject to public rules and regulations.

Cleaning, quiet and order.

 

11.Quiet.
It must be quiet in the residence and on the student village’s premises after 23.00 Sunday – Thursday and after 24.00 Friday and Saturday. Be considerate towards your neighbours.  There is a different rule regarding quiet time at Parkbygget, see tenancy agreement §16.

12.Cleaning.
The tenant is responsible for keeping his or her room/apartment clean and tidy. In addition, tenants who share rooms such as kitchen and WC, are jointly responsible for keeping those areas clean. The tenants must make sure to keep their kitchen and bathroom cupboard clean and tidy. We encourage all shared kitchens to work out a plan how to keep the common areas clean and tidy. We ask you to contact us at boligrenhold@sit.no if one or more residents do not take an active role in cleaning. Unsatisfactory cleaning of shared areas will result in an individual fee charged each of the residents. Unsatisfactory cleaning when moving out will be charged in accordance with the enclosed pricelist.

 

13.Pests in the residence?
If discovering pests in your residence, such as cockroaches or mealworm beetles, report it immediately to boligrenhold@sit.no. Failure to do so will infer removal costs to the tenant.

 

14.Use of the refrigerator.
The refrigerator must be defrosted when necessary. Do not use sharp objects such as knives etc. that might damage the refrigerator. The tenants will be held economically responsible for any damage. More modern refrigerators have automatic defrosting with exception of the freezer. Labelling with stickers or other forms of marking the refrigerator is forbidden.

15.Blocked drains and leakages.
If you discover a leak in your room/apartment report this immediately. If your sink, toilet or drain pipe get blocked, and you are unable to fix it yourself, report it to the maintenance department. Failure to do so will infer repair costs to the tenant.

 

16.Waste and garbage.
All waste is to be properly packed before you dispose of it in the container. If stored waste has to be removed from kitchen/common rooms by our maintenance department, tenants will be charged in accordance to enclosed price list. Garbage is to be sorted according to the sorting list received when moving in.

 

17.Entrance and stair areas.
All stairways are to be kept tidy at all times. Rubbish should never be kept in the stairs. It is not permitted to keep bicycles, shoes and other equipment/objects in the stairways. Hallways and stairs that are not cleared will not be cleaned. There are special storage rooms for bicycles and prams. It is strictly forbidden to place petrol-driven vehicles by the entrances. These will be removed without warning. Any unmarked items are subject to removal and disposal by SiT Bolig. Note! Bicycles not marked with a sticker (you can get one in our reception) regarding the current academic year will be removed. Belongings can not be stored outside your storage room in the basement.

 

18.Washing machines

Washing machines can only be used between 8 a.m. and 10 p.m. if not otherwise specified. Tenants in single rooms may not install their own washing machine and/or dishwashing machine in the kitchen.All installation of such machines in apartments must be done (without charge) by our plumber.Please contact boligverksted@sit.no.

 

19.Tenants must replace all light bulbs/tubes and fuses in their own rooms/apartments. SiT Bolig is responsible for lights in stairwells, storage rooms and common areas.
